Architecture in Search of Quality within Constraints
On a 12-metre-wide site, the requirement for three apartments per floor placed the staircase and lift core at the centre of the plan. Two apartments share northern daylight. The design prioritizes living spaces and terraces, using depth and adjustable louvers to balance daylight, outdoor use and privacy. The facade develops directly from this internal organization.
Design rationale
Given the site’s 12-metre width and the client’s requirement for three apartments per floor—two of which share daylight from the north—the centre of the plan was identified as the most suitable location for the staircase and lift core. However, this arrangement made it difficult to provide satisfactory entrances to the apartments, particularly the northern units.
In response, the northern part of the plan was given greater priority, with an emphasis on living spaces and terraces, reflecting the client’s interest in creating a comfortable and inviting setting for everyday living.

Terraces and privacy
On the first, second and third floors, deep terraces were introduced to improve usability and enhance the quality of the living spaces. Their depth also helps address privacy concerns arising from their proximity to the street.
On the fourth and fifth floors, the terraces were aligned with the building’s facade. Adjustable louvers, which can be opened and closed, were incorporated to provide additional control over privacy.

Once the apartment layouts had been resolved, the facade was developed from the internal organisation of the plan, in accordance with the client’s brief.
